New Senior Affordable Housing in Fort Collins

Rental rates are increasing along with a shortage of housing for the aging population.  Articles on this topic in the Coloradoan and other local publications addressing the topic are quite common, often referring to the need as “critical” or” desperate”.

Fort Collins also has a shortage of new, quality commercial space.

With great encouragement from several leaders in Fort Collins and in an effort to help address both the lack of new commercial space and the acute need for affordable housing for seniors, McDermott Properties out of Centennial, Colorado, took on the challenge of trying to find an available piece of land that would match the needs of an affordable community for seniors.  Enough acreage in a great location for seniors was ultimately located – vacant land, in the middle of an established residential/commercial area near Harmony Road and McMurry Blvd.  The area was developed twenty-five years ago, but this particular parcel has been sitting vacant.

For several reasons and from the perspective of many, this piece of land is ideal for a new commercial space shared with senior apartment homes:

  • The parcel has all the infrastructure in place and yet has never been built upon.
  • It is very close to public transportation, healthcare providers, grocery stores, restaurants, financial institutions, churches and other services.  Close proximity to these types of services is ideal for office and business locations as well as a senior community.
  • Federal, state and special funding has been approved for this project.
  • The project meets the requirements and has been fully approved by the Colorado Housing & Finance Authority (CHFA).
  • Finding any available land in Fort Collins is difficult.

Leaders in government, those working for nonprofits and senior services, religious and political leaders and the general public have displayed great enthusiasm for Oakridge Crossing and agree that it should becoming a reality.  Yet opposition exists.

In Fort Collins on June 9th, starting at 6:00 pm, you can attend a Planning & Zoning hearing and have the opportunity to voice your support. The hearing will be held at City Council Chambers, City Hall West, 300 Laporte Avenue, Fort Collins.

You can also show support by sending a letter or an email.   Letters supporting the development of Oakridge Crossing will be of great value when we go into the Planning and Zoning hearing.  Writing a brief support letter or email can make a difference.  Please address letters to Mr. Ryan Mounce, Planning Services, City of Fort Collins.
